Summerlin sits on the western rim of the Las Vegas Valley, a Howard Hughes master-planned community of 22,500 acres. We work with owners here who prefer to borrow against portable assets rather than sell them, and we keep the terms and the paperwork plain.
Summerlin was announced in 1988 by Summa Corporation and named for Jean Amelia Summerlin, Howard Hughes' grandmother. The project began with a land exchange with the Bureau of Land Management that fixed a permanent boundary to protect Red Rock Canyon. Today the community is home to 127,000 residents and is projected to reach roughly 200,000 once the plan is complete, with about 5,000 gross acres still remaining for growth.
It became Nevada's first master planned community to achieve LEED precertification from the U.S. Green Building Council. Across its villages there are more than 300 neighborhood and village parks, more than 200 completed miles of trails, 26 public and private schools, 14 houses of worship and ten golf courses. Since 2018 the community has added over 7,300 new homes and 500,000 square feet of office space.
The Ridges is Summerlin's flagship guard-gated village: roughly 793 acres developed from 2000, with custom and semi-custom neighborhoods, the Jack Nicklaus-designed Bear's Best Las Vegas golf course, and Club Ridges, at elevations up to 3,200 feet above sea level. Builders on record there include Toll Brothers, William Lyon and Christopher Homes. One brokerage describes homes ranging from $2 million to $30 million and above; treat that as market color, not an index, and verify against live MLS before relying on it.
There is no single reliable figure for all of Summerlin, so we use dated, sub-area numbers. Per a Redfin report, Summerlin West carried the highest 2025 median home price at $726,375, while Summerlin North's median was $533,000, a 6.4 percent year-over-year increase. Redfin's mid-2026 reading put the median sale price across Summerlin at $695,000 over three months, up 9.3 percent, at a median $322 per square foot. TPC Summerlin, a championship course designed by Bobby Weed, opened in 1991 as part of the PGA Tour's Tournament Players Club network. It hosts the Shriners Children's Open, a PGA Tour event founded in 1983 and played each October at an average elevation of about 2,700 feet. In Downtown Summerlin, Las Vegas Ballpark opened April 6, 2019 as the $150 million home of the Triple-A Las Vegas Aviators, seating 8,196. Next door, City National Arena opened September 18, 2017 as the 146,000-square-foot practice facility and headquarters of the NHL's Vegas Golden Knights.
Under the Nevada Constitution, Article 10, Section 1(9), "No income tax shall be levied upon the wages or personal income of natural persons," and removing that provision would require a voter-approved constitutional amendment, not a legislative vote alone. Separately, NRS 361.4723 caps annual property-tax increases at 3 percent for primary residences; confirm the exact mechanics against the Nevada Revised Statutes before you plan around it. For clients holding concentrated wealth, this structure is one reason borrowing against an asset can be more efficient than triggering a sale.
